- Analyzes information on property values, taxes, zoning, population growth, and traffic volume and patterns to determine if properties should be acquired
- Meets with prospective tenants to show properties, explain terms of occupancy, and provide information about local areas
- Handles incoming phone calls and completes appropriate paperwork
- Confers with legal authorities to ensure that renting and advertising practices are not discriminatory and that properties comply with state and federal regulations

- Determines and certifies the eligibility of prospective tenants, following government regulations
- Maintains contact with insurance carriers, fire and police departments, and other agencies to ensure protection and compliance with codes and regulations
- Meets with boards of directors and committees to discuss and resolve legal and environmental issues or disputes between neighbors
- Develops, reviews, and compares performance metrics for facility management services
- Makes sure that all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis
- Manages, oversees, and safeguards the natural environment
- Hires, terminates, trains, motivates, and supervises all on-site staff in order to achieve operational goals of assigned property, including new employee indoctrination, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines
- Negotiates commercial real estate leases securing most favorable terms for the market and organization
- Supervises the administration of all leases including lease payments, price adjustments, and all landlord and tenant issues throughout the term of the lease
- Ensures that all rents are collected when due, and posted in a timely manner
- Negotiates short- and long-term loans to finance construction and ownership of structures
- Builds and manages productive relationships with network of commercial brokers, landlords, and attorneys
- Processes checks for payment and processes bi-weekly payroll
- Prepares and administers contracts for provision of property services, such as cleaning, maintenance, and security services
- Plans, schedules, and coordinates general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties
