- Confers with escrow companies, lenders, home inspectors, and pest control operators to ensure that terms and conditions of purchase agreements are met before closing dates
- Presents market analysis results to seller(s), including sold comparable properties, current listings, and expired listings
- Promotes sales of properties through advertisements, open houses, and participation in multiple listing services
- Compares a property with similar properties that have recently sold to determine its competitive market price
- Displays commercial, industrial, agricultural, and residential properties to clients and explains their features
- Reviews property listings, trade journals, and relevant literature, and attends conventions, seminars, and staff and association meetings, to remain knowledgeable about real estate markets
- Meets with buyer(s) to preview offer, contract form, addenda, and miscellaneous forms
- Interviews clients to determine what kinds of properties they are seeking
- Coordinates property closings, overseeing signing of documents and disbursement of funds
- Prepares comparative market research analysis to establish a realistic asking price (beyond what an online estimator can do)
- Coordinates visits / showings with buyers
- Offers pricing strategy based on professional judgment and interpretation of current market conditions
- Researches property’s public record information for lot size and dimensions
- Appraises property values, assessing income potential when relevant
- Locates and appraises undeveloped areas for building sites, based on evaluations of area market conditions
- Adds home to the MLS
- Stages the property to make it appealing to buyers
- Accompanies buyers during visits to and inspections of property, advising them on the suitability and value of the homes they are visiting
- Verifies with seller(s) if there are any outstanding or expired construction permits or if any changes have been made to the property since the seller(s) purchased the property

- Prepares market analysis to establish broker opinion of value
- Provides showing time comments and feedback to seller(s) and recommend changes according to potential buyer comments
- Notes any and all unrecorded property lines, agreements, and easements that are known to the seller if they are not otherwise noted

- Informs buyer(s) of options if appraisal report is different than the contract/purchase price
- Guides buyer through the closing process

- Develops networks of attorneys, mortgage lenders, and contractors to whom clients may be referred
- Obtains a "good faith estimate” from the buyer(s)’ lender for the target purchase price and review with buyer(s)
- Generates lists of properties that are compatible with buyers' needs and financial resources
- Photographs the property, inside and out
- Confirms well status, depth, and output from third-party well report
- Researches/verifies the availability of natural gas and supplier’s name and phone number
- Verifies seller(s)’ compliance with home inspection report and WDO report repair requirements
- Maintains awareness of current income tax regulations, local zoning, building and tax laws, and growth possibilities of the area where a property is located
- Downloads and reviews property tax roll information
- Performs exterior "curb-appeal assessment” of subject property
- Verifies when property’s septic system was last pumped or inspected
- Investigates clients' financial and credit status to determine eligibility for financing

- Researches property’s land use coding and deed restrictions
- Advises clients on market conditions, prices, mortgages, legal requirements, and related matters
- Rents or leases properties on behalf of clients
- Arranges meetings between buyers and sellers when details of transactions need to be negotiated
- Presents purchase offers to sellers for consideration
- Reviews plans for new construction with clients, enumerating and recommending available options and features
- Negotiates with buyers on your behalf
- Discusses home-warranty program with homeowner
- Researches and verifies legal description
- Researches and verifies city sewer/septic tank systems
- Inspects condition of premises, and arranges for necessary maintenance or notifies owners of maintenance needs
- Takes pictures of home for marketing
- Advises sellers on how to make homes more appealing to potential buyers
- Acts as an intermediary in negotiations between buyers and sellers, generally representing one or the other
- Works with buyer(s)’ broker in scheduling and conducting buyer(s)’ final walk-through prior to closing
